If I wasn't getting anywhere with the company after several months, the next step would certainly be to hire an attorney. Sometimes all it takes is a letter to the company to motivate them to get the work done ASAP. 

In most agreements there is a clause that clarifies the work/product you are paying for has to be installed and functioning. Clearly you haven't had the latter.

Sorry I'm not familiar with state laws for Alabama, which I know is what you need, but did want to share my experience with this issue. In states I have exposure, the lease break fees aren't regulated by the state. Only rule is it has to be reasonable and not penalizing. 

One caveat, I recommend learning the laws around using the deposit as the lease break fee. Given you are trying to withhold their security deposit, when it was re-rented (so no actual loss to you, outside of maybe advertising fees), that may be the issue. It may also be a non-issue, but that is what I work to identify.

I would secure a handful of bids. The most investor friendly and ranked best are State Farm, Liberty Mutual - and a good broker to try is Trusted Choice. If you are active or a vet - USAA is another one.

Hi. I've found that purchasing in winter months may provide more negotiating power as a buyer. Winter months seem to be a little less competitive (less active buyers) than summer months.
