Hi Christopher. It's hard to tell you how to fund the property without understanding your financial position. Do you have the 20% down, while still maintaining some initial reserves and closing costs? Also, while comps look good (from what you said) what are the projections for the market? Do you think in 12-24 months you could potentially achieve an even greater cash flow through rent growth?
