Congratulations! The profit doesn't really even speak to the true ROI, given you lived for free for 3 years. But you did learn the best and hardest lesson. No emotion in REI.

Hi Christopher. It's hard to tell you how to fund the property without understanding your financial position. Do you have the 20% down, while still maintaining some initial reserves and closing costs? Also, while comps look good (from what you said) what are the projections for the market? Do you think in 12-24 months you could potentially achieve an even greater cash flow through rent growth?

The risk of where rates may be in 7 years would deter me. Are there other ways you can increase NOI?
