Sounds like a good property to convert for a STR given the location and layout/separate entrance. An almost 80% occupancy is good too, and trends aren't leaning towards that changing anytime soon. Key will be running numbers once you get the costs confirmed to analyze the investment.

Hi Elijah. Not sure what the Miami market looks like for multi-family, but imagine like many other areas inventory is scarce. When evaluating your deals how are you factoring your portion of the rent? One mistake many make is not taking into consideration the opportunity cost of paying rent elsewhere, and just see the property as negatively cash flowing.
While I love the creativity on your renting a 3-bedroom house, I would be very careful. As a landlord, I would NOT be ok with a tenant subletting the rooms in the property.

A lot of good advice here. Bottom line, forget the 1%/2% rule (it's almost impossible to apply to today's market prices) and find an agent who works with investors. They should be able to identify the best strategy (most successful) by neighborhood and help with the education piece on growth projections. Good luck!

I highly recommend securing a relationship with local credit union. Not only do I benefit from my investments, but my personal assets as well.
