As far as the cost, it completely depends on the market you are purchasing in.

You can go either route. Most go the route of home inspector, as they tend to have better availability to conduct a home inspection.

Ensure you have the ability to really underwrite/analyze an investment. So many get stuck on rules (1%/2%), cap rates, or any other single metric and end up walking away from deals that may truly be a good investment. Those "rules" were guidelines created in a market that doesn't exist today.

Do you have a relationship with a title company? They can provide you a prelim report, which would all recorded judgements/liens against a property. They may charge you for it, but most offer some level of report for free.
