What market are you selling and looking to reinvest? Best way to achieve more doors and scale quickly is purchasing multi-family properties. 

I don't know how this particular deal was structured given 12 units in total, however bear in mind that anything over 4 units in a dwelling is considered commercial. Did you purchase this as a commercial deal?

In most instances the equity is used to purchase another property and is utilized as a down payment and/or rehab budget. But the bigger question is understanding your investment strategy and your goals when you have your equity in hand. It's a matter of leverage and making your money work for you. 

Hi Oliver. This is a tough question because it's not including the agreed upon terms with the investor. What is their role in the investment? Are they wanting any type of participation in the upside? Or only coming in as a "lender?" What is their payback terms relative to your hold period? 

I think you've narrowed down some great markets. Now, research some inventory in each of these markets to help arrive at your decision. This assuming you are looking to invest in the next 1-3 months. Run the numbers and pick the market that makes the most financial sense.
