Try to listen to them consistently and you will learn so much. Some of the stuff you will hear you won't understand, but you will come back here and ask questions on the forums. :)

@Dawn Brenengen Thanks for the insight. My thoughts were along those lines as well, with the idea being to hold some solid, cash-flowing rentals.
I'm curious to know if other people are utilizing alternative strategies during slow economic growth conditions. @Alex Fleck had interesting thoughts on mobile homes. Makes sense that these properties' demand would go up during tough economic climates.

@Alex Franks - I completely agree. I've had my eyes open for a solid multi-family deal for a while now, and have come across nothing that I would say is a "great" deal. Looks like there just aren't a whole lot of them in Charlotte (outside of large apartment buildings that is).

With interest rates at record lows, I would consider leveraging as much as possible right now. Interst rates will definitely NOT stay at this level for much longer; I believe Japan just raised rates. The Fed left rates alone in Sept, but will likely raise them in September.
To answer your question, I would try to recalibrate your debt balances, trying to get them at current rates. If they're already at solid, low rates, rather than paying down with cashflow, continue to leverage and grow your business.

Wow - that is definitely interesting. Whoever did that spent a pretty penny.
Unfortunately, for purposes of renting out or even flipping, you want to appeal to as many people as possible. You have more leeway in a rental, especially if it is in B or C class neighborhood. For this particular purpose, I would remove the framing on the wall, remove the bar, and remove the ceiling mirrors/frame.
The floor and the walls I would keep (maybe even carpet this section if it severely clashes with rest of house).
