this area has been on my radar as well. I've been waiting for the area to pop given its proximity to very high-end neighborhoods, but it hasn't really materialized. I would definitely consider a rehab project there but it would heavily depend on the street in grier. The "feel" swings hugely street to street.

Hey Holly - what is your investment horizon? Most all property will appreciate if maintained and held long enough.
If you're looking for a rental - I would focus more on making sure the cashflow looks great; any appreciation is icing on the cake. If you're looking for great appreciation, forcing it through rehab is my recommendation. By doing so, you're putting the appreciation in your control; of course, you have to find the right deal to do this. The good thing is that solid value propositions for this type of project exist everywhere, Salisbury & Mooresville included :).
In terms of overall trends of market appreciation, I would argue that pockets surrounding uptown Charlotte would fair better than the 2 towns you mentioned, simply given the influx of people from other cities and limited inventory. Areas such as NoDa, Smallwood, Villa Heights, etc. are great. Tough to find solid deals here (again, low inventory) but they are available.
