thanks for the reply josh,

When you are speaking of using cash as your metric is that just in regards to rentals? Or would you use the same metric for rehabbing? And when you say cash flow your just speaking of the income you can bring in from the property minus the expenses from that property?

Good Afternoon. Just doing some research/educating my self and I am on tho topic of analyzing potential markets. My question is, is there a specific criteria that is used for the area you are questioning in order to find out if this area has profitable real estate in this radius. Thanks for the help!

Thanks for the response. Have you started yet and made any purchases in the business? Did you develop a business plan and marketing plan prior to beginning work? How long did you study and prepare before you started taking action?

Appreciate you taking the time. Thanks for the response and the information. Another quick question if you have time: I have been studying, reading books, attended my first REIA meeting the other day. I know there are several steps to take in order to begin as in your marketing plan, business plan... but how much education and planning do you believe is truly applicable before taking action because just thinking in past work in diff fields I know you learn the best by getting involved and taking action.

Goodmorning. I am currently new to the real estate business and am looking to learn as much as possible. I have a question on the current state of the market for wholesaling/flipping. I understand that in the recent years flipping/rehabbing has become a craze and I just want to know what type of current oppurtunities you guys believe are out there and what you think the market will be like in the next year? I understand this may depend on location ( im in upstate new york ). Please keep me posted. Or if you have any articles/blogs/forum posts to reference in which I can read. Any thing would be greatly appreciated.

Dexter, thanks for the reply. It seems that, that is the main goal to buy low and sell high. I am also speaking in terms of learning the system. Learning hands on how to estimate repairs, negotiation and determining after value repairs. When you first began did you start off as a wholesaler or move straight to flipping.

Good morning! I have recently decided to use some of my disposable income and begin putting it in real estate. I have begun/finished several books in regards to this topic and begun my education. I realize there are several different strategies and vehicles in real estate. I was just looking for in opinion in regards where to start? Wholesaling? Flipping? And what is the best way to begin this venture? Any advice will help.
