If a tenant wanted a shorter lease (7-10 months), then month to month, is it worth it?  Has anyone done this?  Would you increase rent on the lease?  Then increase it again on the month to month part?  How many months ahead should they give notice?

Are they just asking for a lower rent in general, or do they have a specific number?  If both have the same specific number, once again, they may be right. What are you basing your rent on?  Why do they want to lower the rent?


 My rent is a little lower than market.  They are not giving me a number, just asking me if I can lower my rent. I think it's just part of their negotiating practice as others don't ask.  

You are correct about the lease ending during winter months as most people are busy with Thanksgiving, Christmas, New Years.  Good idea about telling them my requirements before running the credit report and giving them a discount. 

I never had this before but two potential tenants is asking for lower rent.  They saw the house, but I haven't ran credit/background/income check on them.

How do you guys deal with this?  Should I tell them I need to run the credit/background first before I can reconsider?  I am willing to lower rent if they have good credit/background/income.  One asked for lower rent with an 18-month lease.  

Are the tenants on a month-to-month lease, or are you breaking the lease by asking them to leave?

There is a limited number of people looking for your particular rental at any given time. Once those people have processed through, your listing is stale because people have moved on. Relisting won’t “freshen” your listing. You have to wait til the next sizable crop of renters show up. Renters don’t care how long your listing has been up if it’s what they want.


 I think you are right.  Summer is coming up and suddenly I am getting a lot of interests the last few days.

Thank yoyu for the response. They will provide the WIFI, as I don't want to get into the business of setup/troubleshooting their internet connection issues.  The serial number of the device is registered with their email, so a factory reset wouldn't help.  I think Ring did this to deter theft.  

I was given a used Ring floodlight and I couldn't use it because the SN was already registered to a different email. 

I think I will have them buy the doorbell, we install it and have them setup and configure the doorbell.  If they leave, they will have to put back the original dumb doorbell.  Any issues with the Ring doorbell, they would have to fix or troubleshoot.

I have a potential tenant who is asking for a Ring Doorbell at the frontdoor at a house in Texas.  I have a have one at home and I have installed a few for friends and family so I am very familiar with the product and monthly plans. I don't mind paying for one and installing it.  But I have a few concerns.

1. If I pay for it and it's registered to their email. If they move out and forget to deregister the doorbell from their email, the doorbell is useless for me.  

2. Or should it should be register to me and I share out the doorbell for them to use?  However this involves privacy laws now.  If they want video recording, how should they be charged? 

I am thinking they should pay for it, I install and setup the configuration (Wifi). They pay for recordings if they wish.  When they move out, they take it with them.

Does anyone have experience with video doorbells in their LTR?
