If its in the city garbage should be part of your water bill and handled by the city.

Where is this building? Call peoples gas/comed/ etc to put whatever needed in your name at the effective date.  

Homeowners insurance is a must also. 

When ive had fridge issues i gave my tenants a couple Styrofoam coolers filled with ice. 


After that they need to keep the ice full until a repair or replacement can be made in a reasonable time frame. 

I may need to add a similar clause as as Greg mentioned.

With halloween and the holidays coming youd have to watch other rentals to see if there is a high demand.

Where Im at, in the midwest, it seems harder to rent when it gets colder.

Since they are good tenants I would accept multiple payments as long as I receive them in time per the lease agreement.

Id also touch base with the other roommate.

I use yelp and google reviews after I try word of mouth. 

Then I always get at least 3 estimates for the exact same scope of work. 

Once I like a contractor, I sometimes ask for previous customers info so I can contact them. I always get their insurance and licenses to be sure they are up to date. 

It can be tricky to find the ones you like but they are out there. 

I would pay the $75 after he proves he cancelled the landlord acct and also tells me what this bill is for and when.

Once they prove this, then I would take it up with the new tenants.

$75 is nothing to get anxious about.

Mobile/manufactured homes are not of the greatest quality.


i would be very leery of renting one out regardless. Especially without knowing if I could insure it as a rental. 

I would think it adds value to a tenant.

What does the lease say? No smoking i presume? Does it cover parking spots?


my lease includes anything illegal is not allowed. Smoking weed may be illegal. That could be a violation and I would be surprised if the courts wont evict even though there is documented illegal activity. 


Honestly that doesnt seem that bad. Sorry to say. 

If the parties have quieted down, then all good.  the lawn is An easy fix. 

Waterbills will need to be paid if that is in your lease? I always pay water myself. 

A drain repair is something I would fix and let them know to always call me first for repairs because it can get worse quick (as in this situation). Renting to children stinks sometimes.


i would ride it out and sometimes thee relationship can get better.
