I havent seen this comment yet, but DW’s use less water than hand washing. 

So, a DW not only makes an apt more comfortable, it also saves me money on the water bill. 

I too have a neighbor that has a ring doorbell pointed towards a tenants bedroom window. It bothered me at first but then faded. If the tenant is concerned they can close the blinds, you can add a reflective window coating, etc. Who knows maybe the camera doesnt even catch the window?

You migh want to consider these factors before dumping this tenant, just because they won't pay you the way you want.

We give our 500+ tenants four different payment options, because the goal is to get the rent. We just won't pick up payments.

If the tenant is paying rent why does it matter how he pays it?

You said this is a duplex so 2 units right, and you live in the other?

I would consider it if she checks all of the boxes and her child and dogs are ok.  If I was skeptical I would consult an attorney and likely make a clear, tailored 12 month lease.


I have rented to recent divorcees before with horrible credit because of their significant others and have had very good luck.

Yankel check out wyze cameras. Theyre great and only need an outlet to plug into and wifi.

Is there gas, electric, or both available?

Youd have to check your rates but typically gas is cheapest. 

If electric id seriously look into a mini split.

although i will say my electric cadet com-pak twin 3,000 watt is not expensive to run while the 10’ electric baseboard heater it replaced was super expensive. Proper sizing seems to matter more than I realized with electric as well.

Sounds like you have a great problem to have! All in $16,000 and rent for $750 per month?  Id start renting your asset asap. 

Get that cash flow

What does your lease say? Follow the lease terms. You should be able to have access within a time frame on a typical lease.
