Seems like very reasonable requests that a LL should address. 

Remove the shower head and clean the screen, if still low pressure only at shower head, you may need to replace the faucet cartridge.


The garage door sensors should not continually misalign. Something is not right there, they are loose, or etc. 

I use wyze cams/app and love em. Just need wifi and an outlet. 

I have pex (at our trailer in s/w michigan with lots of rodents, primarily mice tho) copper, and galvanized at different properties. 

My favorite, if potentially exposed to the elements like in a crawl space is pex since it can freeze and not break.  the rodents have never chewed it and it is not protected. Then cooper. Galvanized is garbage.  

Copper or pvc is #1 if no freezing is possible, in my opinion.

Also, look into Chicago Residential landlord/tenant ordinances. There is a certain amount of days (60/90, etc) before end of lease that you must notify a tenant of non renewal, increases etc.

You can also upgrade to a programmable lock set to do away with all the keys.

Hello,

I was hoping someone could help me find a standard garage lease for cold storage.

I have found one lease template online for a standard storage unit that seems like it will work. 

Do you guys have any other lease suggestions, or anything out of the ordinary that you’d recommend be included?

Heres my recommendation:

good on you for starting early. Thats the main ingredient to enjoyment. 

Go the biggest you can. So 4-5-6 plex etc. 

I say go the opposite route you’re thinking. Get into the maintenance and fixing things side of things.

Become a janitor then maybe a maintenance man, then a tradesman, etc.

Once youre able to establish some serious skills, then maybe venture out to sales, commision type stuff, etc. 


youre ahead of your peers already, now u need to keep that gap. 



Id self manage, especially at the beginning. In the STR world, ratings are important.

You say you're not confrontational? Great! Thats a big first step.  And youre good at hospitality? Well thats about all you need!

A non-confrontational, hospitality centered STR host is gold.
