2. An Airbnb guest doing laundry, in the common area of the building, completely naked. She knew the camera was there. Not to mention many strangers could have walked in to do laundry at any time.

You really dont want to lower the hot water temp much. It must be a certain minimum degree to kill bacteria. 

If only one area is lower pressure on the cold side, replace the cartridge and blow the line out. Surprised the plumber didnt do this. Should be an easy fix.

The lawyers you have contacted will have no problem enforcing the real estate contract that was signed. 

Read every line of your contract now, if you haven’t.

My guess is, as long as the contract was executed and doesnt allow a sellers “out clause” you will be owning a new home soon enough. 


Ive done a 50/50 split with a potential renter before. One I really wanted. I wouldnt go more than that tho.

Id have to do the math but usually the culprits are the toilet flappers. Maybe you have a tenant/s that found a bad flapper/s. Id inspect each toilet and go from there. 

Can you put in your own well and pump?

There will be no warranty on a used fridge or any other appliance bought off FB marketplace from a private seller. 

The last recent appliance I bought used was a gas dryer. I made sure it worked while I was there, paid $75 cash, then loaded it up into my dads suv. I was going to ask my brother in law to help, but my dad wanted to. I have a small cargo trailer that fits on my little jeep i was going to use, or I would rent a HD pickup truck for under $50. 

If you hire someone for this, they have apps for that like the dolly app, etc.

I will be the devils advocate here. I appreciate when my tenants tell me of every little issue, especially water leaks and safety items. 

Is this tenant high maintenance? Possibly. I would be concerned with screw heads and such with small children also. Most all items he has complained about seem legit to me as a LL. 

Id replace the fridge myself with a used one off FB Marketplace and replace the screws if needed. Replace a couple bad boards and a boluster and be done with it. 

The fridge is at its end of life anyways. Nothing the tenant complains about is something they are breaking, at least as far as I can tell. 

Maybe they notify you too much, yes. But seems to me like they are taking care of the place.  

Id first complain to your states attorney general regarding the GC fraud. They will follow up with the company and its free online.
