If I could get it to the street I might report the vehicle abandoned to the city. They will take it from there (after a week of notices or whatever) for free. 

Each mini split system will have max elevations from outdoor unit to indoor unit and vice versa.

There will also be a max lineset length per unit and total per system. You will have to be patient and read all of the installation requirements to see if a mini split system will work for your situation. 

Some put them on the roof, others on the ground, etc. 

Just be aware that this will be a maintenance item forever now. Cleaning indoor filters at least twice a year and outdoor coils also. May even need indoor coil and fan cleanings every few years. 

This is the downside. The upside is I get to inspect my property on a consistent basis without the tenants knowing I am actually inspecting even though I am there to clean the filters. 

Cleaning indoor filters is quick and easy.

I live in the city. Most everywhere prices have skyrocketed over the past year. 

I am also looking (kinda) but cant see this bubble lasting once the real estate market catches up with reality in Chicago. Millions are jobless in this state and the eviction moratoriums are putting an enormous amount of burden on us owners/landlords.


I dont see this trend continuing, but who knows. 

Just because interest rates are low doesnt mean each purchase is a good one. 


i might buy and install a bidet toilet seat for the tenant as this will help a ton with the amount of toilet paper they are using. 

$65 to replace a light switch?

Wear and tear imo.

That is a shady tenant, to say the least. 

It happened to me and since I inherited the tenant with an old, outdated, used and abused apartment I negotiated a pet fee for the remainder of the lease. I dont remember what it was back then. Maybe $50 a month?

I did not renew the lease and rehabbed the apt when they left.

well the cat piss went into the hardwood floors and made an expensive rehab more expensive to tackle the floors. 

It was not worth the extra monthly money. 

Never again will I allow pets. 

If you are uncomfortable, tell them no pets allowed period because of liability issues with your insurance, and tenants are allergic.

Id get a second opinion and have the piping inspected with a camera. Replacing some section(s) of a drain line may not be that bad if there is access to them through a wall or etc.
