As an investor, all you need is a filing system to keep track of all leads that are brought to you. Each lead a bird dog brings in should be in the same file as the sellers file and you can simply write the bird dogs name on the inside of the file.

There are so many ways to keep track.

Bird dogging would be illegal if they are hands on the sell of a property and directing traffic. As long as they are collecting information and selling information and get out of dodge then they should be ok.

I never knew selling a phone number was illegal.

Most people confuse bird dogging with that of a realty company which it isn't. A bird dog simply finds a lead and sell the lead or wait for the deal to close to get a fee.

The bird dog doesn't negotiate for someone nor is the bird dog a procuring factor of the deal. The bird dog isn't out there marketing the property, the function is that of word of mouth.

Check with an attorney to see what they say and you will get a clear definition so you can proceed to bird dogging.

Wordpress is one of the best ways to get some of the same things you are getting with your current web designer. However there is a small learning curve if you want to customize your website but there are custom themes that you can buy for a less than a hundred bucks.

You will need to find your own hosting but that is fairly cheap as well. You can find a host for a few dollars per month. The reason I left investorpro was they wouldn't allow me to add as many pages as I liked to even though I had the unlimited plan. They only allowed me to add 5 pages per week to my website plus I didn't like the fact I had to wait til the next to add pages or wait over the weekend to add pages.

They can show you a lot and they are perfect for those that only want a website out of the box and aren't willing to put in the work to grow it.

You can also try angieslist.com. That site is pretty good at creating good contractor leads that you can use. They are proactive about self promoted reviews and there are thousands of contractors to choose with reviews from past clients. Some small contractors eat off of Angies List so you should have pretty good success at finding what you are looking for there.

You can simply can your state real estate commission board and ask them to be safe, but to be honest about the matter who is going to report you for bird dogging? Do you think a seller will report you if you for helping them out of a mess and do you think a buyer will report you if they make a glob of cash?
