What about paid advertising on social media and real estate sites like Trulia, Zillow etc. 

We also send postcards to nearby neighbors.

If it's a luxury listing, pay for a spot in a magazine that targets those folks.

Professional photography and offering a 1 year home warranty can help alot.

Specialization. You'll find this in every top agency. Your main goal as a top producer will be performing the activities that get you pending deals and listings. 

For most top producers this means attaining leads and converting them. Thus all the other BS must be specialized. The marketing, photos, closing paperwork etc must be handled by someone else. 

You main goal at all times must be what brings in the money: conversion. You can have other people handle the rest, even showings and inspections. 

TLDR convert well and do nothing but that.

Ask them point blank, what is the value that they bring. A good RE agent should know precisely how to answer this.

A good listing agent should have a comprehensive marketing plan. Never pay an agent to simply list your property. Any bum can list something on the MLS.

At the same time, please be sure to inform them of the value that you bring. Neither of us want to waste our time.

Let her list the house or rental, and pay her like $200-300. 

Send the check with an edible arrangement or something.

Hi I am an agent that works with a number of investors (More than 100 in my CRM). I am of extreme value to them on the sell side, but the MLS really isn't that best place to find them investments. I'd love to connect with some wholesalers who specialize in properties outside of Detroit (I mean Detroit Detroit, not the entire Detroit Metro).

Nearly every agent is 100% commission. 

This does not mean they get paid equally however. Many agencies have different requirements for commissions splits,  some more and some less

As far as average salary goes,  it's around 20-30k in your first year. Average is around 40-50k.

With that being,  some agencies are better than others in terms of training and lead generation. 

In my particular office the average starting salary is 70k and most agents break 6 figures in their second year. 

Also note that this is a contractors salary not a w2 worker,  so I would not directly compare the salaries to a standard job without making adjustments for payroll tax,  health care, PTO, etc.
