@Rachel Graves i briefly looked into the market in Mississippi and there were great properties i do need to however connect with wholesellers , realtors, investors and like minds to elevate my network open the market alot more aslo i need to know more about the cities and areas by the class and quality of living so i can narrow down the searches i been diligently looking and analyzing the statistics however its better having a contact that knows the area you know.

I been looking for multi familys 2,3 and 4 Units for months and i mean on a fulltime 24/7 Hunt however i lack the proper network in conclusion i see i need a unlimited amount of contacts and a good relationship with a wholeseller. How should i go about making this happen ? Any assistance i would highly appreciate it. Plug me !

@grant rothenburger I've been looking in the midwest in kansas, wyoming and a couple other states just trying to stay away from the flooding its hectic especially if you leveraging with lender money just very cautious you know.

@jasonhirko i was actually just about to invest in a 8 unit in Edinburg texas however the frequent flooding occurrence's stopped me what advice can you give me on that ? Ill stop the invest on the grounds of flooding natural diasters frequently happening in the state or area should i be worried about that or nah ? The same thing made me shy away from florida too ? 

Besides that though what cities are the best to invest in In texas ?

good rent rates, good neighborhood, great location real convenient to the stores,highway,schools and jobs.

@Jim Costa thanks i been trying to figure that out and how exactly would it work with a mortgage down payment how would i get my cash out in that option?

When it comes to Cash Vs Leveraging with a lender the question is a great convo and  great topic.

After i buy a say a duplex 130k cash and its worth 158k  can i refinance and pull all my money out with out fixing it up ?

If i put 50k down on a 4 unit that cost 250k and its worth 285k would i be able to refinance and pull all my money out?

With out fixing it up they would both already be renovated before the investment.
