I use Trey and Bobby with BDA inspections. They are great ppl and do a discounted, de-scoped inspection for investors. They also offer a lot of other services if you ask.

@Reden Dionisio If the numbers work and the potential is there, for sure! I live in Corpus Christi, about 2.5 hours away, might consider driving that way and taking a look. Housing is definitely cheaper there and it looks like there isn’t a whole lot of rentals on the market. The demand may be there but not too sure about the economy and what ppl are willing to pay. Haven’t dug that deep yet. There are a bunch of job postings on Indeed for SpaceX in Brownsville.....

Hey @Reden Dionisio any luck finding any information? After the successful landing yesterday I read an article about Spacex bringing in thousands of ppl for jobs and Elon donated 22 million to help revitalize Brownsville. I came to the forms to see if anyone else was talking about it.

Hi Dyanna,

Yes, my definition of CF is after everything is paid. My intention is to hold the property for 5-10 years. I start all my properties off with six months of expenses in an account. I consider that my OPEX. I also self manage. All of my properties are brand new or have had a complete renovation that I am a part of and is done to my standards. My maintenance expenses are extremely low. I also purchase the properties with 20-25% down to keep my payments low. So I use a lot of my own capital but I’m fine with that. I’d rather have equity in a property than money sitting in a savings account earning something like 0.5% interest. Shoot me a message if you want to dive a little deeper.

Hey Jamie, I have a bank that I was using for a commercial loan. They are located in Portland,TX but servicing my loan in Corpus Christi. I honestly can’t 100% vouch for them because the deal ended up falling through(on the sellers side) but my interactions and the customer service was great. Since you haven’t gotten any replies I figured I could at least give you somewhere to start. I’ll PM you.

I invest in Corpus Christi as well. I’m primarily a buy, fix, and hold investor but am running into the same issues every one else is. I’ve had to pivot my strategy to new construction. If you have the capital and can put down 25% this works great. I am currently purchasing a new build for the same price as other similar but older homes on the market here. And the cash flow is there. (I don’t pursue anything less than $500 cash flow). I also have a phenomenal agent here if you want their info. PM if you want more details. I’m very open to networking and/or partnering.

Hey same here, active duty, I have 3 soon to be 4 personal properties in the south side of Corpus that I manage myself. I will be looking for a property manager when I transfer out in 2 years. I’ve seen nothing but horrible reviews with the property managers here. I have also heard some first hand stories. I mow lawns as a side hustle and hear about them from the tenants themselves. It’s pretty obvious when you look at the real estate sites (Realtor, Zillow) that that most of them put no effort into it  and ask for bottom dollar rents. I’m actually trying to recruit a friend of mine here to manage my properties when I leave. He is in the real estate game as well. He is a reservist that works at CCAD. His wife is my realtor also. Great people. I’m always open to suggestions. If you guys come up with someone I’d love to help vet them and possibly use them myself.
