I should think paying a real estate lawyer $800 to write up a lease for a property I intend to hold and rent for years would be cheap insurance, as would having them review it every couple of years. I know I'd sleep better at night, and that's worth gold to me.

Sounds like you're stepping onto a tightrope.
You want to perform to the letter of the law while behaving professionally cold to the tenant. With some luck she'll remain irrational and withhold rent, giving you the opportunity to evict.
Talk to a lawyer.

I've been reading more about them. Mostly complaints from renters. I'm wondering how long they can keep it up.
I'm also concerned that, since they own many properties in my neighborhood, my HOA might turn against allowing rentals.
Finally, I'm wondering if anyone sees opportunity in their eventual crash and burn?

Not hijack, but what about a glass shower door where there is only a curtain now?
There's a happy medium between driving an $8,000 clunker and a $40,000 new van.
Subscribe to Consumer Reports and check the ratings for used vans.
IMO, the newest you should ever buy is two years old.

...and what do you think they could do better?
To me it seems like there are a lot of real estate agents...and a lot of bad real estate agents. I've decided to be a real estate agent and investor, but I want to be good at it, of course. What are some important things that make a good agent? Is the car they drive, the (too much) perfume or cologne they wear, the beehive hair doo or the waxed moustache, how much they smile?
I know it's none of those things. But, what is it?
