Welcome back. You can definitely start as a whole seller which will require more foot work but it will be less money out of pocket up front until you build up your capital to do those investments yourself. I will be interested in buying those deals if they are good and I know a lot of other people that will too. God luck.

@Michael S. Honestly, some times all you have to do is ask. I said I wanted to have some one review my file while I was on the phone and I was manually approved after being denied the automation route.

@Peter Green Thank you. You are absolutely correct. What I can say I have done from taking the risky route and risking my own financial future, I have proved that I have confidence in myself and I am not looking for any hand out. With a track record (even a lil one) obtaining safer options of money is now easier. As you said there are many different routes, this is just one amongst many.

Here is my advice. Be careful with your write offs if you plan on growing a portfolio. Banks will look at the repairs and take it away from your buying power. I don't not write off every little thing because my tax return is not as important to me as growing my portfolio at this current stage in the game. You want to show that the house is stabilized and performs on its own. If you plan on stopping here, then maximizing your return now may be more beneficial.

As you begin to grow a name for yourself, non real estate people do not alway get the difference between being an investor or realtor. You are kind of just that guy who does real estate, so money will start to drop in your lap (reason why I got my license).

No problem. I had an assistant account prior to getting my license but that was because I wanted the opportunity to sell and by houses on my own when the opportunity came about. If you only want it for mls access, no need.. you can easily use your wife's log in. Ultimately you have to decide what your goals are with it and that will you determine if it's worth it or not.
