You would be surprised how much residents care about the small things, as such. Our company also provides welcome gifts similar to those you have mentioned – trash bags, hand sanitizer, dish towels, etc. It's a great gesture for sure. We have thousands of surveys from our residents stating there appreciation. We are in the customer service business and always want to inviting.

Congratulations on your baby girl. How exciting! I love your story and wish your family nothing but the best. I would definitely say weigh your options and consider the pros and cons.
Here is an article that Chris Clothier wrote for the BP blog a couple of years ago. It lists 20 questions you need to ask a property management company broken down into there segments from learning about them and their experience, learning about their systems and how they operate and finally a few to help you make that final decision on if they are a good fit.

I believe Property Management is a valuable asset. One of the biggest complaints about property managers is they do not communicate well with the owners or the residents. The net result is FRUSTRATION AND LOST PROFIT. The over-the-top communication keeps residents happy, which mean they stay longer. That means more profit and fewer cost to you. If you are open to it, I'd love to connect and learn more about your experience. Do not hesitate to reach out if you want to bounce around some more questions/ideas about Property Management.

Please note there are many Turnkey companies that are in the markets you have identified. You would want to clarify with the company – if they provide in-house property management. As a future client, you want to be sure that they not only know how to manage properties, but also their business. I simply advise you to call the prospects and just ask simple questions. By simply calling them, you will learn quickly how responsive they are to calls. However, you must be very careful accepting subpar management because the service came attached to a turnkey or passive investment.
