First, I would say make sure this property manager provides you with premier service. You can not lose focus on what a property manager job is. You should expect and value long term relationships more than short term ones. Do not settle for subpar services because he or she is the seller. 

Secondly, communicate, communicate, communicate. Frequent, honest communication builds trust. Poor communication is one of the key reasons marriages and work relationships fall apart. 

Finally, trust is built one day, one interaction at a time, and yet it can be lost in a moment because of one poor decision. Make the right decision.

Remember when interviewing those companies throughout the markets you are entering – there are other alternatives to help reduce expenses without sacrificing quality. The cheapest guy of isn't always the best overall and unfortunately many owners find this out when it's too late. I tell this time-after-time to our clients throughout all the markets we serve:

You are absolutely correct. I tell owners all the time, "Yes, they may have offered you 7-8% management fee and I would agree that is a great price but what's included? Do they have a Customer Service Department? Do they have a Collections Department? Do they have a Legal Department? Do they have a Leasing Department? Do they have a Renovation Department? Do they have Rehab Coordinators? Do they have Property Assessment Coordinators? Do they have Vendors who have been with them 12+ years?" Because if not, we do and they are all in each our markets! You get the same services no matter what market you invest with us.

Our company services many cites and I tell owners: "We aren't for everyone." We have manage headaches so that our clients do not have to. There’s a certain customer experience you should expect and not think twice of receiving. The property management company that you may select, after interviewing, should set the standard in the property management industry for customer service, resident retention and fantastic communication for both parties. Our customer service department does exactly that – customer relations! We oftentimes tell owners we are not in the Property Management business we are in the PEOPLE'S BUSINESS. We say that because while we manage house our main goal is communication. Why? Because we are. protecting your investment.
