@Account Closed eXp's model doesn't include oversight of agents?  That's 100% false.  If an agent acts inappropriately, that is not indicative of the lack of broker oversight.  In fact, agents can and do act inappropriately regardless of brokerage. 

Also, the title of the article, which you conveniently left out, is 

EXp Realty accused of dozens of violations in California

Notice the word "accused"?   

The company's unique model combined with rapid success and growth has presented unique challenges and has also caused other archaic brokerages, who realize the threat eXp poses, to put a target on it.  It reminds me of the time Blockbuster didn't buy Netflix.  

Having said all that, I wish all brokers and agents the best of luck regardless of whether or not they see the benefits eXp provides.  eXp is not for everyone and I'm sure there will always be other brokerages other than eXp.  I just wish people would base their opinions on facts rather than the disinformation that is unsurprisingly put out there.   If an eXp agent is asking if you're interested in joining, that is a compliment to you.  Remember if no one is selling real estate, there is no revenue to share.

@Steve K. His house is under contract as of 4/10. I'm thinking his agent turned off the syndication and IDX so it doesn't show outside the MLS.

Hey Nam Hoang I’m with exp and there is a lot of misunderstanding with our agent attraction. Like any good company, we want the best so there is an incentive offered for bringing in good people. It’s not an MLM like most people think because we don’t sell anything and it costs the sponsored agents nothing. There is a revenue share model which as simply stated means that when a sponsored agent produces revenue it is shared from the company side dollar with the sponsor(s).

Investment Info:

Single-family residence buy & hold investment in Indianapolis.

Purchase price: $69,900
Cash invested: $17,000

This was a turnkey deal as my first deal so that I could get a feel for real estate investing. What an incredible learning experience.

What made you interested in investing in this type of deal?

I wanted to get into real estate the easiest way possible.

How did you find this deal and how did you negotiate it?

Turnkey company. No negotiating which is a downside to turnkey.

How did you finance this deal?

Conventional 30 year mortgage with 20% down. Downside is money is tied up in the deal.

What was the outcome?

Still have it. Still learning.

Lessons learned? Challenges?

Spend a couple hundred and have the sewer line scoped during due diligence period.

Yea unfortunately some people don't know how to properly present the opportunity exp offers.

The difference is that the agents we attract do not pay us nor are we selling them anything.  We get a % of the company side split for the transactions those agents do with an annual cap on each and it cascades 7 tiers with differing tier defined caps and each tier has a qualifier to unlock it.  

So the way I explain it is if you came over you do exactly what you are doing now, in addition to commission, you will earn stocks, can buy shares at a discount from commission check, and you have the potential to earn back your cap in stock if you reach ICON status.  If you share your experience and attract producing agents, you will explode your earnings.  The power of rev share is why so many are pushing hard but one thing they seem to forget to mention is that if no one is selling real estate, there is no revenue to share.  

I actually did not understand rev share when I decided to join.  I came over for all the other reasons and I thought it was just a nice little bonus.  Turns out, it's a game changer.

I second what Marian said about utilizing Workplace to collaborate. Also, call or email your broker.  They are supposed to keep you in check.  eXp is the future so I wouldn't give up on it yet.
