i get the 2% rule. but that just dosn't fly in my area. 3 bedroom home with pool that cost about 200-230 k are renting out for about 1500 to 1800.

the 230 k home is on the market so im not sure if the banks will go for that

Here's the rundown.
I own free and clear 230k home.
found great investment property ( two good and clean manufactures homes on 4.4 acres) for 150k with income potential of about 450 month - each.
problem. my money is all tied up in other investments.
what should i do.. LOL yes im heading to the bank now, but I'm always looking for more options.

So I put a house on the market. next door neighbor decided to move out. now his buddy with another couple are renting it..... with dogs! we have about 15 feet between the two properties and the new returns are letting there dogs poop all over the place and not picking it up.
I just got a feed back from a showing and the buyers were all set to make the offer then they saw and smelled that poop! I don't know what to do. I spoke with the neighbors and there basically telling me to go F off???!!. HOA wont do nothing. Animal control wont do anything. Im sooo frustrated.
Can I sue the landlord? what are my rights? geez. please any feedback would be helpful
