For the car wash works perspective is look at location of this investment.
seems like in years past there was the 3-5 mile rule where if there was a car wash within 3-5 miles the general consensus was that the area is tapped. These days developers are building them much closer with an approach of stealing customers. They seems like a in necessary risk. Consider that ideas as you look at this deal along with the other obvious things like traffic flow, population, average income, etc.

Yup, start with your insurance company, they will likely take it from there. Don’t know if there are insurance differences between Canada and US, but I’d reach out to my insurance and let them deal with the other side. You can let them know you have footage and supporting docs if they need them.

@Jack Yen self serves won’t likely require daily attention, but certainly weekly and probably more like every other day. It all depends on the type of property/building, location, volume, and additional offerings, like vacuums etc.
what’s the volume per year, services offered, area demographics? That type of info will make a huge difference.
