@James Palassis-  if you take the additional payment - I would recommend asking for a real estate type attorney to  take care of documenting the  recast

@Account Closed-  there  are not many lenders that  will do a loan on a Manuf home   rental proeprty ....adding the  fact you are trying to do a cash out refinance only makes it harder to locate a lender ....you might try  the local credit unions / banks in the  area of the property ...you also might contact the banks you and your partners have  relationships with - good luck

@Ben Trageser..if the note has a lien filed on the house - the refinance  wouldnt be a " cash out " refinance  ..it would be considered a " rate/ term " refiance .   if you want to  pull out  extra  equity - you  could go up to a 75% ltv on a  cash out  refinance ..the other thing that could derail a new loan is  bad  credit  and also  possible  income / employment  verifications

@Kyle Johnson- thanks   1) consider  selling the property " as is "   2) you might ask your PM to get another 1 or 2 estimates for the Roof  3) does the property cash flow ?  if so - consider keeping it

@Dino Garcia II- thanks ..you cant be a co signor / co borrower with a vet on a VA loan . on Assumable loans - 1) you would need to bring in the difference between the purchase price and the loan balance 2) you would need to get the present lender to approve you as the new buyer ...there are not many assumable scenarios that end up working

thanks ...I didnt  see that noted in the  intial question ....commercial  loans that are  fixed are  out there ...what  state /  city ?  let me know and  I  will see if I can  provide a  referral

@David Capote-  Thanks - almost  every lender  offering a 15 or  20 yr fixed loan will have  this  loan  fully  amortized  over the same period .....are you looking for  something  unique ?  commercial loan ?   thanks
