@Steven Kim- make sure you have a pre approval in place from a lender for the amount needed ..likely will need the down payment to be 25% of the purchase price

@Matt Wells- DSCR loan will be your best bet if you are having DTI qualifying issues...make sure your rental income is ample to qualify

@Sam Boateng- what are the indexes and margins that these 2 HELOC lenders are using ? if the 138K heloc is ample for your needs and if the 7.6% isnt a teaser rate - use this one ....also make sure you are familiar with 1) costs for each 2) required payments

@Ankit Rathore- if you plan to refinance in 1-2 yrs ...ask the seller to reduce their sales price ....take no or low credit and use a 0 fee or 0 fee/ 0 cost pricing option for the loan ...you dont want to wast funds on buying a rate down and then payoff the loan within a yr

@James McGovern- most lenders can get underwriting done that fast as long as they are provided with 100% of the data they need PLUS getting any disclosures needed signed immediately too

@Moises Silva- if you purchase next one as a rental - getting traditional financing should be best route to take ..you will need min of 15% down
