Just decide where YOU want to go and start researching those places. If you want to go, so do other people.

Based on your goals the seemingly obvious path is to buy a duplex (or triplex or quad). Live in one half and rent out the other (STR or LTR). Don't think STR arbitrage is the right means to your ends.

Someone posted an article a few days ago, from Forbes I think, about Airbnb partnering with big apartments to specifically allow it. But you had to be a permanent resident and it was a limited # of days per year. I think you’ll be better off talking to mom and pop landlords with duplexes or SFRs.

Like Michael said most of the people hanging around here don’t like this strategy because it’s risky and you’re just creating a job for yourself.

You do not need tax advisors, lawyers, or business consultants to start investing. You need a property. Just learn how to evaluate a deal (there are literally hundreds of thread on the forum about this) and go buy something! You'll learn so much more by doing than by studying theory.
