I haven't seen a ton of reductions yet...but inventory is slowly starting to creep up which will definitely have an effect. We have new builds going up by the hundreds and I recently met with some of the model agents and they are offering big discounts, buy downs, lower down payments, higher end units for the lower prices, incentives to selling agents, etc.  They must be definitely starting to feel something.

I like Ricky, sometimes though...he can get a little long winded with reading every word of an article vs just surmising and making his point.  Good stuff though.

Yeah, but that gets tiring and burns up the GCs time. I used to try and limit the customer's time talking with me on the jobsite....I pointed out to them that jobsite progress slowed down when they showed up, and started chatting with everyone, and that the project completion date was going to be pushed back. That usually worked.

Customers try to get over-involved nowadays and try to micro-manage projects. If a GC doesn't nip this in the bud, it will ruin a project....

 Couldnt agree with you more there Bruce. Been there, done that.

Wooden or vinyl windows? Very common for old wooden windows to have many years of paint on them sealing them shut. A razor knife around it cutting the paint and some elbow grease usually get it moving, then address springs or weights on them plus some soap on side helps it slide.

Knowing what you want done and telling a contractor how to do it are two different things. I am NOT saying that's what you are doing or did, just saying over my many years of experience as a GC that this happens quite often and is off-putting . Flip side though, any good contractor should have no issues having a full deep discussion with the how's and whys of any project.

Get a pro out asap. If not to fix the issue, at least they can find it. You can also get a price then to fix as well. Contractors experience gives us insight where to look etc. Floor plans, foundations, roofs , grading ......make it very difficult for anyone to help blindly online.  Nothing can ruin your property faster than water infiltration.

Its a disaster IMO. They now have bumped it back until 8/17/24 and wouldn't be surprised to see it move again. 

Zillow trying to do their own thing now have their own "Non exclusive touring agreement" being a workaround that again IMO doesn't do much for a buyers agent.

They look in good shape but...dated. To me it depends on the rental pricing point. 

If you do paint, as others have said, prep is king, sand, tack rag dust off, good coat of primer and good quality paint 2 coats.

Great, i had very little money upfront ( of course that was 20+ years ago ) and with me being a contractor did all the work myself on weekends and evenings.  A couple turned into cash cows as Lonnie describes in the book.  Grew out of them and into bigger flips.  Would love to maybe acquire a park someday down the road though. 

Make sure you have a good park manager and park ownership to work with you buy anything, their going to want to approve you. After the first one, we didnt have to jump through any hoops anymore.
