Hello Gavin, welcome! I'm a Buffalo native who moved to the Sunshine State five years ago. My wife and I started a real estate brokerage and property management company here. I still have many friends and family in Buffalo, so I keep up with the news to stay informed. Plenty of deals still available in Buffalo, just know your neighborhoods and even streets as they change block by block.

Hello Tanya, my wife is a broker here in DeLand FL.  We both have been in the real estate business for over 30 years now.  I was a GC back in NY and also did flips and property management.  We moved down here almost 5 years ago and are loving it.

We are just getting our PM side up and running down here but between our expertise we help clients maximize their value by advising what renovations / updates etc could help their sale / hold or rental.  It seems this is exactly the "boots on the ground" advice your looking for.

You also have to make sure the HUD listing is out of the owner / occupant period, which in most of my personal followings have seen the real deals all disappear during this period. I know alot of investors gambling and buying during this period illegally BUT not something I would ever try, if they catch you, the fines are huge.

Born and raised Buffalonian,  contractor, real estate agent / flipper.   Amazing how much the Buffalo market has changed, of course the politics and taxes havent and wont, why I moved to central Florida 4 years ago.  Where are your B+ areas nowadays @Matthew Irish-Jones ?

My wife does.  It depends on the price point and area its in. She always tries to customize it to that client and area. ie, beach, country etc.  They all love it.

33 units so your going to need 34 meters as 1 will be required for common house power.  Your looking at 5 figures on that.
