Have you reached out to any local brokerages yet? If not, you should, at least to get an idea of where you stand. Nobody works for free, but you may find one that fits your needs for far less headaches and cost than you think. While we do have several clients looking for home building lots throughout central Florida, it sounds like yours may be more of a larger development type. Feel free to reach out.

Exactly. So if your sub screws up the project, is it then the GCs fault? Hire a good GC and let him do his job or do as @Dustin P. suggests.

We have also gone as far to remove the slip nut traps and replace with solid glue traps, then you only have one slip nut at the top for maintenance. The slip nut areas are what tenants bang into, loosen and leak.

$1,000 in Buffalo NY. Initially walked away from it when wholesaler showed it to me asking $10,000. Had tons of water damage from frozen / broken pipes. She called me back about a month later and I bought it for the grand. Spent about a year doing on and off repairs, basically sending my guys in when we were slow or short days. It was in the hood so taxes were pretty much nothing, even for NY. Rented it out for a year after at $700 month and eventually sold for $39,000. All in I probably had about $10,000.

Shouldn't be a major concern as long as your not talking about a jungle of black, lol. First step is to determine where and why it is, bad or faulty roof / plumbing?

Unused red on the 3 wire far less of an issue than the ground not being attached to the metal box or GFCI.

Quit watching the news. Florida certainly cant get singled out for increased bad weather. Out west is constantly burning along with droughts, mudslides, you name it. East coast had NYC NJ take on a hurricane. Weather is what it is and definitely not something I would be hiding from for my investments.
As far as taxes, coming from NYS, mine here in FL are a bargain.

Sanford has come a long way in the past few years. Downtown and bars / nightlife are booming and building more daily. Outside of that direct area is still alot of hit and miss but with most things, will eventually catch up. The question is what you want to accomplish long term, short term etc and that helps answer questions.
Sure Orlando etc are the "it" places but so is the pricing. I have a few other Canadian investors starting to look in that direction as well so anything I may help you with, drop me a line. We have a local brokerage and are getting our PM side up and running.
