The availability of good quality property managers is probably as short a list as turnkey providers.  Be wary when screening and hiring pm's around here too.

Just be careful with what "law" you are going by, I spoke with a city court judge before and he said things had to be stored for "a reasonable amount of time", asked what that was and he laughed saying it all depends what judge you go in front of.  Make sure to take pictures of everything in place.

Hello @Adrian Tuazon  ,  good luck with your first investment.   Biggest piece of advice I will give you being local in Buffalo my entire life,  do your homework.  Just like anywhere, there are alot of bad PM companies out there.

Also, the Buffalo market has changed quite a bit and some areas could actually be sort of overpriced at this point.   The areas also change rapidly, not just town by town but block by block and even street to street.

Hello @Jon Liffiton there are quite a few of us from Buffalo active here.  Probably a little easier for some of us to give you suggestions if you say what your focus is.   Many different areas are good for different plans.

Laminate floors look great, go down fast and are relatively cheap.  The problem is...exactly what is happening right now to you Jonathan, they dont hold up to water.  We use as @Elenis Camargo said, a full glue down vinyl.  Stuff is really tough and holds up to most everything.  There is also now snap/click vinyl planking as well, a little more expensive but faster to lay without the glue mess.

Not sure on the pricing without seeing what needs to be done and you certainly dont want to replace the mess you have now with a future mess. ( same material )  As @Jaron Walling ceramic is another great option but going to cost you quite a bit more upfront.  

The biggest thing to remember is, you can buy the best flooring out there but if its installed wrong, it wont matter.  Make sure you are using a quality installer vs a local pm's handyman for less.

We all think what we are selling is worth exactly what were asking but...your market / showing activity usually tells you clearly.  If sales in that area are good and going fast, that low of a turnout for a brand new listing is definitely telling you something,  what its saying is what you need to figure out.  Price, area or something about the property are the main factors. 

You want $160k she's all in at $150k, you had a bad turnout in showings so what does it cost you to sit on the market and possibly end up at $150k or lower down the road?   Also need to remember, most buyers have a home inspection done and then can come back asking for additional money towards repairs etc.

Matches are never going to be exact, too many factors involved plus paint on walls gets dirty...fades with sun etc etc.  You color match and then get away with painting the whole wall / area which then your eye shouldnt be able to tell difference but to just try and paint a section in the middle of it.....

We use the same EXACT color for all the apartments we do and it doesnt even match when touching up because of fade, smoking etc so you paint the wall or section that is divided.  Also if you are using multiple gallons of the same color, you should mix them into a 5 gallon bucket to ensure uniformity, and also never stop or run out in the middle of a wall. 

Easiest way is to make sure your color is close is to have a large enough sample to match and then take their mixture and put a dot directly on the sample and dry it right in the store.
