Congratulations on.your goals and ambition 

I  wouldn't shadow one of the top agents in your office. 

He/She will teach you  more  than 20 books and 10 seminars on Real estate. 

Go with he/ she to.show houses, filling out the offer, and making all the procedures to closing .

Get your hands wet ,  experience

               .

Get a Mentor to make it happen

Single family home.

4 bedroom  2 full bathrooms.

Lots of area's in Mesa. ,Apache Junction, 

Get a great Agent, Contractor , Mentor .

In Areas of Phoenix .

Scottsdale, Gilbert, SanTan Valley, Queen Creek. 

House's have double in price in 3-5 years. 

Who cares $200 negative first 6-12 months than positive cash flow. 

This is why people from all over the nation love this place. 😀

Engineers cost more than attorneys and theirs report could" kill the deal"!

I would have a plumber or hansyman . Dig a spot in basement that could accommodate a sump pump .

Even if you half to cut through 4-7 inches of concrete. Make sure it's by an electrical  Outlet.( That could  cost a little)

The Engineer cost is still  going to more and  his report will suggest all that I stated plus much  much  more

Because you're agent has 3% of play in sharing the 6% commission.

I only hire Realtors  that are very good negotiators. My agents would never waist my time with low ball, non negative deals.

MY agents  know my lowest acceptable price.

A good Mentor should have.

1- Years of Construction experience. 

2- Years of Real Estate experience.

3- Listening and answering questions and concerns. 

PEASE  don't fall for the 25 year old , that took classes on the above.

If you don't need the money,  buy them out minus commissions and closing costs,  etc.
