Great question.
Have had crew's up to 9 men.
It's almost a full time job just supplying product, let alone babysitting them.
9 men can do 4-6 four Plexes in 6 weeks .
But , yes it took half of my day to and 2-4 hours every morning or evening getting product.
Every one of my guys were, self employed for the daily work and paid cash every Friday.
Bet that is going to stir up the POT.
I found them in a town of about 150,000
People, where my work was.

Hi Kamel.
What a great post and question.
I have only found 2 realtors that fit your request in my lifetime.
Found several agents that knew how to find properties, negotiate with sellers agent. They also had a great contractor that could run over and walk the property.
Hopefully you can get some other responses from the fourom.

I have done both money partner and contractor doing work on it with money after closing.
Can your contractor. Do both???.

I have not read all the responses to your potential 4 please
1- Maybe going to your Realtors Broker.
2-A 4 plex qualifies for a residential loan. You can stay in one for one night.
3- Get a great contractor to size it up on condition and repairs needed.
4- A Great Mentor on the above is well worth there cost.

Need to Hire a contract to inspect and give you numbers.

If the General is making sure all subs are doing the work great and on time with materials delivered as needed.
General should get 20 percent of building worth..
Always Subs being paid within 24 hours of their arrangement.
Just good ethics and business.

Hello Gregory.
In Ogden Utah have Flipped as a contractor over 21 . Four plexes . Some of them have had repeat remodel two more times over a 16 year period.
They are a goldmine here in Phoenix area.
I know someone tha can help with the remodel concerns or questions.
