Hi @Bryan Clement
It is great that your working towards your next move. If you are considering a house hack with an FHA loan, then I know of a down payment assistance grant. Feel free to PM me if you're interested in learning more.

Hi Charlie,
Great questions...
1. Shop around for the brokerage that provides you with the best terms. The size of the company is not as important as what you will take home at the end of the day. I started off with Keller Williams Realty (one of the largest in Maine) and then switched to EXP Realty (on the smaller side) as I found the terms to be better at EXP Realty with similar levels of support.
2. It seems that the closer you are to Portland, the less being from away matters. There are people from all over the world that live in Greater Portland as well as people who were born in Maine.
3. The vast amount of activity is in Greater Portland.

Jon Knowlton is will Allstate. He is not with State Farm. Different company. He provided the best quotes for a few of my clients and is worth talking with.

Hi Garett, it sounds like you are turning the property into a good investment. Give the BP rental property calculator a try. It'll give you a more thorough review. Congrats on your first purchase!

Hi Elisha,
Great questions that you have. You should consult an attorney and have a short-term lease agreement for the guest.
This is not legal advice and I am not an attorney.
It is my understanding that tenancy in Maine is 30 days or more so we limit short-term rentals to 25 days or less and require a lease be signed for anything 30 days or more.
Last winter we had tenants for 5 months in one of our rental units. We signed a 5 month lease with them. When the lease expired, then moved out and we started renting short-term again.
It is great to combine long-term stays with short-term stays. Analyze your rental history and determine what months you will make the most through short-term rentals. For the months that you can get more through long-term rentals, require longer stays. By doing this you will maximize your income.
Feel free to PM me if you would like to discuss this further.
