The ONLY way your gonna find deals is to have a marketing budget and to actually market to potential sellers. There is NO easy way!!! You have to mail, call, email, call again, network, etc etc etc...to be able to find these deals. There is no other way! If you don't have a marketing budget for at least 6 months how else do you plan on getting the phone to ring?? Don't waste your time if you don't have a marketing plan and budget...period!!

It's called networking and marketing along with a being consistent with your efforts. There is NO easy way you just have to start and slowly build it up over time. You should have a link to your buyers list if you don't already and sending it out so people can sign up. It's a process......

If you actually have a "good deal" and numbers make sense most investors will find you if your marketing correctly.

Nothing is typical everything is negotiable in this business.  A person's value and leverage will dictate what they charge.

Just like any other profession....there are good ones and bad ones. I've spent over 20+ years in corporate america on the sales and marketing side....and let me tell you the turnover is out of the control! There are just as many horrible sales people as there are good. Same thing with real estate agents.....some are good, bad and ugly and all in between! And guess what...same thing with wholesalers! A good wholesaler is just as valuable to investors as there GC is or there lender.

Maybe instead of attacking wholesalers.....why don't you spend your time attacking the people who claim to be "guru's" telling people that you can invest in real estate with no money! Go after the guys who are putting that idea out and not the little guys who are trying to make a living or break into a new industry. We all have to start somewhere......

Just keeping it real!

You need to develop a buyers list of your own....that is the best! In order to do that your gonna have get out and network.

I say this probably everyday on this forum but wholesaling is a sales and marketing business...Period!!! And the reason why most "wholesalers" get a bad reputation is because most people WITHOUT sales and marketing skills think that wholesaling is the easiest way into the real estate industry and have zero clue what they are doing when it comes to appraising a property, how to negotiate , how to market, construction cost, etc etc etc...I can go on and on here! 

Just like with any other profession or business there are good and bad examples of each. Unfortunately for some reason people seem to think anyone can just jump right into wholesaling wthout any experience and start making money.

24 and already "tired" of working for somebody??? haha you gotta pay your dues first man!! ha just kidding. It took me over 15 years working in the corporate world to come to that same conclusion so congrats on getting their sooner.

Here's what I will tell you....wholesaling is a sales and marketing business. Just like running any other business, you have to know how to market yourself otherwise how else will you get the phone to ring? Without a marketing budget and spending money, how are people gonna know you exist?? 

My advice to you is to polish your skill set and refine your goals. Having a "real estate business" doesn't make sense. Real estate business doing what? Building? Selling? Flipping?? Renting? All the above?? The best way to get help is to narrow down your goals and be more specific about what your looking to do.
