Philly is a "Block By Block" city.......if you don't know the neighborhoods and streets its going to be very tuff to invest in those areas.  Some parts of kensington are growing while others continue to be war zones....no different than other parts of the city.

You seem like an educated guy so my advice to you would be to too much more research then you have already done so that you can decided what kind of real estate investing you want to do.  Being a real estate investor is just a generic term people use...do you want to be a landlord, flipper, wholesaler?  If your looking to become a real estate agent then start studying for your license. You need to narrow down what you want and are able to do! Cleaning bathrooms isn't gonna get you far.....people are looking for others to bring them value...that offers none!

I would suggest going to your local REIA meetings, they can all be found on meetup.com and start networking and learning with other local's.

PS. the way I got started was just to start......so many people are "thinking" of starting and never do. You gotta get your feet wet in order to see if this is something you can or can not do.

It's going to be hard to find someone willing to just help as I see this kind of post about 3x's a day. I think the best thing you can do is find a way to bring value to the table. If you actually have deals I'm sure it won't be hard to find someone willing to assist. I also suggest you go to your local REIA meetings and start networking with local people in the area face to face.

Wholesaling is nothing more than sales and marketing. If you are good at both especially Marketing then it might be something you should try out.

How to get started is a pretty generic question to ask. If you don't know anything about wholesaling and real estate in your market the best way to get started might be to "birddog" for another investor. Also suggest going to your local REIA meetings and network with other wholesalers in the area that might be willing to assist you.

Otherwise the only other way to get started is to start marketing to potential motivated sellers. You need to get your phone ringing with leads.....without leads there is NO business!!!!

You don't need a licence and the risk is HIGH if you don't know what your doing. Most likely you will lose your security deposit if unable to sell a property. I highly suggest you do much more research, wholesaling is NOT something you can just jump into and be successful like most people think you can.

I would not send to the property address and most likely its vacant. Your best bet is to send to the executors first.
