It's called "an agreement of sale" for real estate. It's a simple document that can be found anywhere! I would advise checking with a real estate attorney in your market to make sure its solid if you plan on using it for wholesaling.

What most people won't tell you is that wholesaling is a full time JOB! Requires both sales and marketing experience....at least to be good at it. No you don't partner with an investor....you start by going out finding "deals" whether it be through marketing or door knocking! Your gonna have to learn your local market so I suggest finding and going to your local REI meetings. There is no "standard" rate for fee's....they can be as low and as high as your market allows.

All you need is a standard real estate contract of sale agreement which both parties will get. You can pick one up at staples if you wish! Most people have them customized for their own needs, consulting with a real estate lawyer or someone else you may know would be recommended if you've never dealt with contracts before.

You say you want to make real estate your career....ok but which part? What are you trying to do? Wholesale? Invest in buy and holds? Fix and Flips? Do you have a short and long term plan? A business plan?

I highly suggest you network locally and sign up to all of the FREE local REI meetings....there is pretty much 1 a week in the Philly area and they don't cost anything. I also suggest you link up with someone already in the market who can educate you on whats going on.

Also, if your looking for a mentor you have to ask yourself what kind of value are you going to bring for them? There are a lot of people asking for free help....it's going to be very difficult to find someone who is willing to do that. I suggest finding someone to "birdog" for and see if they would be willing assist.

Last thing.....in this business your going to have to spend money to make money....there is no other easy way! Anyone who says otherwise I would love to see what they are doing to make it work.

You just start!!! You would be whats considered "private money"....decide on how many points and or interests you want back on your money and start networking with local rehabbers/flippers and build a relationship with people you trust and go from there! That would be my plan. If someone brings you a deal you should be able to tell by the numbers if it works or not (of course doing your own research). I'm by no means a leader but if your looking to give out money I'm sure you'll find a TON of people who would want to take it. 

I've met a lot of "private money" lenders at many of the local real estate meet ups...I would highly suggest you find and attend them if that's your goal. Its all about networking which most people hardly ever do.

@Steve French They are out there...your going to have to do some research and find them. And you will have to pay. If you don't have the budget for marketing your going to have a hard time getting started or at least building any type of business that way. Marketing is the life blood for anybody who is planning on doing any type of wholesaling.

 You only really have 2 options:

1. Pay for them! Listsource.com is an option and most commonly used
2. Manually go down to all the local court houses and "try" to get someone to help you or start door knocking and find out the scoop from local neighbors. 

You're not going to find any Free and updated lists online.
