for context: our LTR was our previous home and converted to a LTR. Interest rate at 3%. Equity upwards of $200k. Home is inside of an LLC that rolls up to a trust. Current lender will not let do a HELOC on it since it's not a primary residence and it's inside of a business. The interest rate is low and I do not want to cash out refi - the cash flow is net $900 per month because of it. I'll need to figure out:

1. How can I access that capital to invest in another door 

2. Find a deal that makes sense that can cash flow at a reasonable $200-$500 in an area that has decently good resale value. Preferably in Orlando but now considering out of state since FL market is pricey.

@Tyler Gibson I'm here in Orlando as well and interested in networking! Mentioned this in the thread to@Shawn McCormick but I have a LTR. My wife and I are deciding if we should explore the STR route or continue down the LTR path.

@Shawn McCormick I'm located in Orlando and would love to connect. My wife and have a single family LTR that is high performing. We are debating if we jump into the STR to help off set W2 income or continue down the LTR path. Looking forward to hearing back and possibly meeting up for coffee. Thanks, DB

Hi Kay, thanks for sharing your story. I am located in Florida as well. Orlando specifically and I have a LTR that I've been managing with my wife (who is a realtor) over the past year. Hi everyone! I am in my second year of managing my LTR and looking for ways to double each year. Goal for 2026 is to acquire 4 doors and looking for others who started with one single family and what it took to grow to 2-4 doors with a plan to grow more. I am located in Orlando FL!

I have a long term rental that cash flows $900/month with about $200k in equity. The interest rate is at 3% on the home and doing a cash out refi would eliminate that low interest rate. The home is under and LLC that rolls up to a trust. Bank says I'm unable to do a HELOC on the property since it's under a business. Any suggestions on ways to access the equity and use to acquire another property without compromising the existing interest rate on the property?
