@Brandon Turner I'm constantly working on step one and step six. But, I'm presently on step four- looking for property. Once, I've located something (I just might have a deal today), I'll pay for the deal with OPM..when I sell the deal to one of the flippers on my buyers list.

@Brent Coombs - I'm from Cleveland, but I live in LA now. Are you wholesaling in Cleveland? Seems like it's kind of tricky to do there. The laws aren't friendly towards wholesalers. What strategies are you using in the Cleveland area?

Jeff Stewart is right. Be conservative with your numbers. If the deal works with conservative estimates, then you might have a deal. Just decide what you want to make up front (either a certain percentage (12 percent as a low end) or a flat number (say 20k minimum is the lowest I've heard of people accepting). But only you can decide what amount of profit is acceptable for you. These were just numbers the investor buyers I'm in contact with are asking for at a bare minimum.
