Since you said this is your first deal it sounds like you plan on being an investor so I think an advantage of a cash out is that it allows you to implement the brrrrr strategy which we all know as a great investment strategy. You have your current property to help in your analysis of your first property. This is jmo & hope you do what's best for you. David White I think you should get your ARV the way it's always done. Look up the latest sold property which was rehabilitated (usually within the last 6 months) and study that house. Find out what was sale price before & after, look up what additions were added, what materials were used, what construction company did the work and how long it took. After pricing material, get quote from said construction company. Find your $ per sq. ft. Number, then depending on what's your exit strategy for said property, run your formulas and come up with your MAO. Sounds like a lot but due diligence is key. Happy hunting

Have you done any due diligence on this property? What other 2/1 SFH have sold in the last 6 months on the exact same block? What all needs rehabing? What's the median average of a sfh in that area? I'm sure anything can be sold just not sure if this ones worth it or not. Can you give anymore details about the home? Benjamin Barredo

Deanna McCormick she didn't have a will and he wasn't executor of estate he's just her son. What is the fate of the sister whose been living there paying the payments and keeping everything up to date?
