Hello BP I have a friend whose renting a 3br/2 1/2 b apartment. 3 weeks ago a leaking pipe was discovered that was no fault of the tenant. A few days later someone came out, knocked out a few areas of drywall & also discovered mold. Now for the last 2 weeks it's been a real inconvience to them because the only running water comes out of the bath tub, toilet doesn't flush. Same thing in other bathroom but the toilet does flush. Downstairs bathroom doesn't flush but sink works. And in the kitchen the cold water is the only thing that allows flowing water. Now the problem is should they still be liable for full rent even though they've not been able to fully use their apt? I'm trying to give advice from a tenant/future landlord standpoint because I'm learning & trying to be more active on BP. I would love to be fair to both parties but should they still be liable for full rent?

Yes I agree with Corey this sounds like a good deal for you if you do your due diligence thoroughly. Run your numbers & add a 5% or 10% "wow" fee (unforeseen things) and check with your county assessor and be sure the owner isn't holding back any more info on this property. Go get em!!!

Jamie Parker I've so much about a dam near the Kentucky river that's suppose to be able to flood all of Nashville. Every since our flood in the 70's many believe we would never experience this again. Then 2010 happens 🙁 and now we're back to square one. I personally suggest you have a consultation with an architect and see about some creative ways to raise the house and not have it looking funny. If you've ever been on W. Hamilton where the flood did major damage to half the street, one homeowner raised there house about 6ft. bricked it out the same as the rest of the house & its sits proudly in the same spot it flooded in. And it doesn't look weird either.

Yes Jake Thomas I was thinking the same thing it's an advantage having your RE license. I would add that when wholesaling with an RE license is make your position known. Don't hide it or be discouraged because the difference is a profit vs. commission there is a difference. I think your giving yourself a leg up!
