Sterling Britt Ben Phillips Welcome to BP Nechole Thompson your definately in the right place. For starters you could focus on direct mailing campaigns along with MLS (since you have access). Driving for dollars is also a great marketing start. Linking up with other wholesalers in the area would be great as we could all help each other grow our perspective businesses (if all works out). I myself will be wholesaling as a start and could really use an agent with access to the MLS. I will be birddogging & driving for dollars as a "boots on the ground" so I would love to take you to dinner soon to discuss our options. Also did you get into wholesaling before or after you got your RE license? Also do you (as a licensed realtor) think getting a RE license is better when REI?

Well coming from Nashville myself Devan Mcclish you're crushing it!!! I'm new to BP & investing period so to see a post like this from someone in my backyard is just awesome. Congratulations on your networking efforts and relationship building. You just proved how valuable it is to not focus solely on the money. With REI it's always about the numbers but you just shined without them!!!! Well congrats on the hard work & like I said I'm fresh & right now I'm all about education and what I'm learning quick is that adding value & helping someone else grow their business is how you grow your business. Welcome Douglas Wilson and as a newbie let me just say this: you just don't know how inspiring this post is!!!! To have 25+ yrs in RE & Mortgage brokerage & still be honest with yourself to keep gaining knowledge! I would guess that much experience would yield an heir of "cockiness" (or confidence) as to being a "know it all" of real estate but you sir, just set the standard!!! Wow Robert G. that was some great insight into the Miami market as it makes sense. Question: do you see any c-class/d-class neighborhoods (immediate perimeter around downtown) being a victim to gentrification? Or at least just economically rehab worthy being that it so close to downtown Miami?

Trey Brooks I personally believe you should just do your"due diligence" & if the numbers work, DO IT!!! Education/Knowledge is the answer to your age question. If your familiar with the market, processes, paperwork & laws, run the numbers and if it makes sense, tackle it! Be relentless but remember : DO YOUR DO DILIGENCE PLEASE!!!!!! Daniel Mills these are topics covered in the podcast and also in the forums. If you set up "keyword" alerts with words like "refinance" or "HELOC" you'll hear from people who's doing/done the same thing. Also I witnessed a phenomenal webinar last night by Brandon Turner about the "BRRRR" strategy I highly suggest you check that out as it could very well be your next move! I'm a newbie to REI & BP but I'm immersing myself in education right now but if your looking for "boots on the ground" here in Nashville, Tn I'd be glad to help out anyway I can. Really nice job Judy Rae I agree it does look like you spent more that looks "homey" (I know that's not a word)! Was the asking price $505 or did you negotiate? Also did a wholesaler bring you that deal or was it on the MLS?
