I would post them every place I could, local newspaper, Facebook, Craigslist, biggerpockets, trulia and any other place I could think of. You never know where a buyer can come from. And most of it is free. Good luck!

As a landlord trying to protect my interests even I find this asking too much. I wonder if requiring access to social media would stand up to a legal challenge?

2 coats. I want to turn rentals over in top shape encouraging my tenants to keep them up. 

if the tenant is responsible for utilities they need to have that done before they move in. My tenants are not allowed to take possession until they have untilities transferred. I dont see this as the landlords problem other than not having water in between tenants for the landlords convenience 

I don't see the problem. If the tenants are paying the water bill they'll have to put it in their names anyway.

When I have to pay to view properties is the day I stop looking at properties.

And I don't mind people asking a bit. Plenty of room for all of us. Met with a nice young fellow just starting out a few weeks ago and showed him most everything I do.  I figured I could show him what example NOT to follow. Lol

I see no reason you can't work with both. I have a great re agent but have also bought FSBO's. No harm, no foul.

I do wonder why a non disclosure if the wholesaler has a property already under contract?

I don't find a big difference. If you're self employed be prepared to show 2 years of tax returns and sometimes extra documentation.
