Do either of you guys know if you can use the 1031 capital gain money to pay for closing costs on the new properties and the fees for doing the 1031 exchanges?  Also do you have any recommendations on who you used as the intermediary?

That's very helpful. Thanks for clarifying.  My intention is really to buy multiple properties using 20%-25% done, but I was hoping that due to the time constraints with the 1031 exchange that if I couldn't find enough suitable properties that I could use a full cash purchase on one or two to complete the process within the 180 day window, then cash out refi to buy more properties.  Buts probably not worth doing if Im gonna raise the suspicion of the IRS

I am new to investing and I am interested in the Indy area.  I don't expect to be spoon fed an education about the neighborhoods, but i was wondering if anyone had any specific pointers for me about researching the different neighborhoods in terms of what would be the right fit for me to invest in?

Lets say you use 100K of capital gain to buy a 100K rental property using a 1031 exchange.  Can you shortly thereafter do a  cash out refi, take that 80K in cash without owing tax on it?  I may be in a situation soon where I will have a capital gain of 100 or more.  My original strategy was to use that money as a down payment of 4-5 properties, but wanted to know if I could instead buy fewer properties and do cash our refis to access the cash without incurring the capital gains.
