Hey David,

I've had over 20 years of experience working with local banks in the Tampa area for cash-out refis on investment properties. Some local credit unions and banks can offer great terms in the 75%-80% LTV range.

If you’d like, feel free to reach out directly, and I can share some connections that have worked well for me over the years. Always happy to help another investor!

Best,
Jorge

Appreciate that, thanks for reaching out.

Hello BP, I am looking to see which local banks in Tampa you may have had success/great experience with for a 75%-80% LTV cash out refi for a SFH investment property? Thanks in advance.

Hi @Zakary Fellows - I am a fellow investor of small multi-family properties and can cash flow is possible. Id like to talk to you more about your goals and provide any help I can. Feel free to DM me. I do agree with the others on the condos, HOA and other factors make it hard to cash flow.

Hello BP Community,

We have grown our portfolio quite a bit over the last few years starting from 4 units in 2018 to almost 50 without outside investment and in multiple states. I run the business and manage the PMs but its too much for me to handle in addition to a day job. I have tried to operationalize it as much as possible with Notion and Trello but things are still falling through the cracks (SOWs taking too long, units not being listed, etc.). Some of it is definitely on my PMs but I feel like I can be even more on top of it. Any advice on what systems/principles work best? We have looked at VAs and that model but I wanted to take responsibility especially as we stabilize some of the bigger projects.

I have about double what you have and would never in a million years think about doing it without PM. My focus besides improving my golf game and dance lessons YES I take dance LOL.  is buying more. I live on the beach in FL and do all my biz OOS, MY phone seldom rings.

Keep crushing it

Hello Bob, I would love to hear about the systems you have in place that helped you scale. Thanks in advance

Hello, I do not have a " system" I simple buy more, not really sure what system one would need. I am closing this week on another Duplex all in 90k, rent will be 1800- 2k.

Nice, congrats on the new property.

Hi David, I’ve been in the Tampa real estate game for a while now, and thanks to my property management company, I’ve got connections with some great GCs who are reliable and experienced. Happy to share a few recommendations—just shoot me a message!

Thank you Jorge, I did send you a message.

Hello Sandeep, I would recommend @Josh Green He is amazing at what he does and also owns investment properties. His experience is 2nd to none and is very honest, straight forwad and always looks out for your best interest.
