Hello BP, I know this is a long shot as we are all in need of cash to fund our next property but figured id throw it out there. I am a real estate investor (in Tampa) with one rental property I've owned and managed myself for over 2yrs. I will be doing a cash out Refi on my current rental within the next year, but would like to purchase another property much sooner. If interested please please DM me, I'd love to chat and see how we may build a partnership. Thanks for your time.

@Amber Stout I'd love to connect some time. I've received help and guidance from a few investors/realtors/lenders such as @Josh Green, @Nick Velez and @Raymond J. Rodrigues so I want to give back by providing any guidance or knowledge I can. I am no expert nor the mot knowledgeable but can help here or there. Thanks for reaching out

Hello Trace, @Josh Green is a great resource to reach out to. He is one of the most knowledgeable investor/realtors you will come across. He was very helpful for me in my situation. I currently own a SFH with an ADU that I rent out. I have helped others get tenants in their units when having troubles doing so. I also work with section 8 as well. Feel free to reach out if you have any questions.

Hello all, I'm an investor and own 1 rental property with 2 doors at the moment. I have owned it for just over 2 years now. I work with section 8 tenants and have helped others get their units rented when they had troubles doing so. If you would like to connect feel free to reach out. I enjoy meeting new investors whether new to REI or savvy to the game. I am still learning myself but would be happy to help anywhere I can. Have a great day.

Hey David,
I've had over 20 years of experience working with local banks in the Tampa area for cash-out refis on investment properties. Some local credit unions and banks can offer great terms in the 75%-80% LTV range.
If you’d like, feel free to reach out directly, and I can share some connections that have worked well for me over the years. Always happy to help another investor!
Best,
Jorge

Hello BP, I am looking to see which local banks in Tampa you may have had success/great experience with for a 75%-80% LTV cash out refi for a SFH investment property? Thanks in advance.

Hi @Zakary Fellows - I am a fellow investor of small multi-family properties and can cash flow is possible. Id like to talk to you more about your goals and provide any help I can. Feel free to DM me. I do agree with the others on the condos, HOA and other factors make it hard to cash flow.

Hello BP Community,
We have grown our portfolio quite a bit over the last few years starting from 4 units in 2018 to almost 50 without outside investment and in multiple states. I run the business and manage the PMs but its too much for me to handle in addition to a day job. I have tried to operationalize it as much as possible with Notion and Trello but things are still falling through the cracks (SOWs taking too long, units not being listed, etc.). Some of it is definitely on my PMs but I feel like I can be even more on top of it. Any advice on what systems/principles work best? We have looked at VAs and that model but I wanted to take responsibility especially as we stabilize some of the bigger projects.
I have about double what you have and would never in a million years think about doing it without PM. My focus besides improving my golf game and dance lessons YES I take dance LOL. is buying more. I live on the beach in FL and do all my biz OOS, MY phone seldom rings.
Keep crushing it
Hello Bob, I would love to hear about the systems you have in place that helped you scale. Thanks in advance
Hello, I do not have a " system" I simple buy more, not really sure what system one would need. I am closing this week on another Duplex all in 90k, rent will be 1800- 2k.
