Hello BP Community,

We have grown our portfolio quite a bit over the last few years starting from 4 units in 2018 to almost 50 without outside investment and in multiple states. I run the business and manage the PMs but its too much for me to handle in addition to a day job. I have tried to operationalize it as much as possible with Notion and Trello but things are still falling through the cracks (SOWs taking too long, units not being listed, etc.). Some of it is definitely on my PMs but I feel like I can be even more on top of it. Any advice on what systems/principles work best? We have looked at VAs and that model but I wanted to take responsibility especially as we stabilize some of the bigger projects.

I have about double what you have and would never in a million years think about doing it without PM. My focus besides improving my golf game and dance lessons YES I take dance LOL.  is buying more. I live on the beach in FL and do all my biz OOS, MY phone seldom rings.

Keep crushing it

Hello Bob, I would love to hear about the systems you have in place that helped you scale. Thanks in advance

I know this may be a longshot but I am a real-estate investor looking for capital to fund my next property/properties. I currently own one duplex and manage another for an out of state investor. I am looking at doing a cash out refi on my current property at the end of the year to purchase my second small multi-family but would like to purchase another before then. My focus is on small multi-family 2-4 units at this time. If you are interested and would like to know more about me and have questions please feel free to DM me. I look forward to hearing from you, have a blessed day.

Post: Has anyone had success with Section 8 in Tampa?

Hello Taylor,

I currently work with THA and have had a great experience with them. I have four doors that are rented to section 8 tenants. As long as you screen the tenants as best as you can to ensure they are the right fit for your property, you should have a great experience with them as well. I work with a woman who works for a non profit org that helps place section 8 tenants into properties. There are also quit a few orgs that help the tenants with their move in deposit if they do not have funds for the deposit. Feel free to reach out, Id be happy to talk with you.

Post: Looking at opening a HELOC on my primary

@Kristin Solbach Hello and good day, I ended up getting a HELOC through PNC. It was pretty easy and a quick process, took about 2 weeks or so roughly. I am very satisfied with the rate and the terms. I used it as a down payment on my first rental property and had no issues on either side. I am looking to cash out refi here soon to pay it off and use again to purchase my next rental property. I hope this helps.
