How do you all deal with late rent?

I've got 2 tenants (different buildings) having issues.  Tenant #One is in the hospital with pregnancy complications.  She's  behind half a month, with the first upcoming.  I get along with her well, and def see the issues she's having, but if it gets too far behind I'm going to have a problem myself

Tenant #2

Lost his job, just got a new one.  He's paid half the month, and won't see a paycheck for a couple weeks.  I get along with him, never any issues until now.  I've decided to let things play out, BUT I realize I'm taking a gamble......

Just looking for ideas on what you folks do...Thanks!

Hello All-

I'm going to have to replace a roof in Pawtucket soon.  It's a 3 family house.  Any idea what I'm gonna have to pay?  Assuming it will need to be ripped and new plywood.  Thanks!

How many units can you successfully manage on your own, without it totally consuming you're life and having it screw up your day job....I'm at 14, and I gotta say this is getting pretty tough at times
