Any potential fire issues with heat tape??

This has been a rough winter for my rentals.  Tenants are keeping the units warm, letting things drip and sometimes still things are freezing.  What gives!!!!!

I know its a "generic" term.  I've just never heard anyone ACTUALLY losing a house etc.  Most people keep insurance etc., but I was just CURIOUS if anyone knew anything different

Has anyone REALLY had this happen?  Or are we talking about mostly a myth and fear mongering...

I wouldn't bother if its your only property.  Get a good umbrella insurance policy would probably be your best bet

It comes down to the old adage, what's your time worth.  I do some things and hire out others.  At some point I will probably hire out everything, but not there yet!

Depends on the tenant.  I buy frequently at used appliance place near me if I can. They deliver and install for small $ plus haul away old one.

I probably should have asked for input for people who own MULTIPLE properties. Right now I can buy plenty of units, but the cash flow is LOW, and the COC return doesn't make sense for me. Deals are getting extremely tight, which is why I questioned paying down a note for a guaranteed return.
