@cristopher croado on the MLS you will rarely don't a deal this days that the numbers make sense excep if it's a fixer upper and you are will to hustle abit.

smells shady to me, however the the fact that he wants to put as the leasse wouldn't concern me so much since would put his name and the LLC on the lease and you would take his personal social security # to run a background check either way, but the fact that he told you that he is planing to sublease it that a red flag to me.

you can ask then the addresses of other property's he has sold, also you can ask him the numbers of other buyers he has done business with.

@Rudy Estrada I am by no means an expert,  i think that there is no need to record it if both of you are on the deed, when filing taxes and taking the deductions then you can tag along your operating agreement stating the percent of ownership. @Bernard Reisz

@Owen Washington it could be done but its complicated, A) you have to be a real cash buyer because they require you to put down a non refundable deposit after the action, or you must have very solid cash buyers that are ok buying a property sight unseen because its hard to get access to the property prior to the closing of title. B) in this particular market the deals are usually not left with much meat after the aucion.

you can close on the property with your buyer funds, however your buyers attorney/title company needs to approve that,
